Building technical maintenance

Brief Introduction

Every owner or manager of an existing building is responsible for maintaining its technical condition at a level that ensures safety for people and property throughout its use. This includes safeguarding the health and lives of occupants, preserving the required aesthetic condition, and, in the case of heritage-listed buildings, maintaining their conservation-protected values. Additionally, the building must be used in accordance with its designated purpose, including all rooms and related installations.

During the operational period of a building, defects and failures may occur. In such cases, the Building Supervision Authority often initiates proceedings, frequently requiring owners or managers to submit a structural expertise report on the building’s condition.

Periodic Building Inspections

Mandatory annual, five-year, and semi-annual inspections for large-area buildings, including a report for the Building Supervision Authority and entry into the building logbook.

Building Logbooks

Establishing and maintaining building logbooks, including the mandatory electronic building logbooks required from July 1, 2024.

Technical Expertise and Reports

Essential in cases of structural damage and failures, as well as for load changes (e.g., photovoltaic installation), reconstruction, changes in building use, etc. Required by the Building Supervision Authority during administrative procedures.

Structural Repair and Reinforcement Designs

Development of repair and reinforcement projects for structures in poor technical condition, damaged elements, changes in building use, or load modifications (e.g., new production technology, photovoltaic installation, etc.).

Building Supervision Authority Representation

Representing investors before the Building Supervision Authority in administrative proceedings.

Construction Supervision

Performing duties as a site manager or investor’s site supervisor. Organizing construction work, verifying and overseeing schedules, conducting technical inspections, and preparing as-built documentation.
