Technical acceptance of a property – A key stage in quality and compliance verification
The technical acceptance of a property is a crucial stage in the process of purchasing, renting, or commissioning a real estate unit. This is the moment when the investor, owner, or tenant can thoroughly verify whether the property has been completed in accordance with the contract, project specifications, and applicable building regulations. A properly conducted inspection allows for the early detection of any defects, errors, or deficiencies that could affect the functionality and comfort of the space. It also provides an opportunity to report any concerns to the contractor and ensure that necessary corrections are made before the final handover of the property.
During the technical acceptance, particular attention should be paid to the condition of the structure, internal installations, and finishing work. Walls, floors, ceilings, window and door frames, plaster, flooring, and baseboards should all be carefully inspected. Each of these elements must be completed according to the project specifications, free of visible defects such as cracks, uneven surfaces, mechanical damage, or poorly executed material connections. Equally important is the inspection of electrical, plumbing, heating, and ventilation systems. Leak tests should be conducted, the placement and functionality of electrical outlets verified, and the efficiency of the heating system checked to ensure even heat distribution throughout the space.
